One qualified engineer for care homes, landlords and commercial premises.

I’m a Luton-based building services engineer, working across Bedfordshire, Hertfordshire, Buckinghamshire and Greater London. When you call me, you get me — the same engineer quotes the job, does the work, and signs it off. For a care home, an HMO, a clinical practice or a commercial premises, that’s the part that matters: someone who actually understands what they’re putting their name to, not a stranger sent to fill in a form.

Who I work with

The premises I look after.

Care & nursing homes

Residential, nursing, dementia

CP12 gas safety records, boiler servicing and repair, hot water maintenance, TMV testing and certification, Legionella risk assessments, G3 unvented cylinder servicing — plus reactive response when heating or hot water goes down.

Assisted living & supported housing

Around eleven sites, ongoing

I maintain roughly eleven sites for one assisted-living provider — older properties with loft cold-water storage and dated pipework, and newer sites with modern plant rooms, booster sets and condensing boilers. Mostly reactive: when the heat goes off where vulnerable residents live, I’m usually there within the hour in working hours.

HMOs & private landlords

Done properly, priced fairly

Annual CP12 gas certificates, boiler services, heating repairs, plumbing fault-finding, water-hygiene checks. If what you’re after is the cheapest CP12 in town, that’s not me — and for a property you’re legally responsible for, I’d gently suggest it shouldn’t be anyone.

Dental, GP & medical

Around clinical hours

Discreet, scheduled work that doesn’t disrupt patients — heating, plumbing, water hygiene, hot and cold supply, and electrical fault diagnostics when needed.

Veterinary practices

More demanding than they look

Small-animal surgeries through to large-animal and equine practices. High-volume hot water for sterilising, cleaning and washdown, with no room for a breakdown mid-session.

Schools & nurseries

Holiday windows, term-time cover

Servicing in the holidays, emergency response in term time, and heating and hot water for nursery-age use — where TMV temperature control matters more than anywhere.

Restaurants, pubs, cafes, bakeries

Years across hospitality

Refrigeration breakdown repair — display fridges, cellar coolers, cold rooms and freezers — plus the domestic-side plumbing, heating and electrics in the building. One thing to be straight about: my commercial catering gas ticket has lapsed, so I don’t work on commercial catering gas appliances. Domestic gas, refrigeration, plumbing, electrics and AC in commercial premises, yes.

Offices & commercial premises

The whole building

Heating, air conditioning, plumbing, electrics, pressure boosting and energy-efficiency assessments — with maintenance contracts available.

High-end residential

Discreet work for clients who could pick anyone

Footballers, company directors, property developers — clients who could afford anyone and chose me. The same engineer attends every visit, learns the property and respects the privacy that comes with it. I charge for travel straight, and I go where the work is.

Larger-scale projects

M&E delivery within a wider trade network

Beyond contracts in my own name, I contribute engineering and on-site delivery to larger projects through a wider trade network — new-build residential, student accommodation and high-end apartment schemes. On those, the contracting and invoicing usually sit with a lead contractor I partner with; the M&E work on the ground is mine. Developer or project manager looking at this kind of scope? Talk to me about whether I’m the right fit and how it would work.

Paperwork that stands up

The certificates I issue.

The documents a regulated premises actually needs at inspection — signed by the person who did the work:

  • Boiler and air conditioning servicing certificates — easy to overlook, but they’re the ones that keep your manufacturer warranty alive. A warranty calls for a service every year; miss it and the cover can lapse. The manufacturer doesn’t care whether you’ve got a CP12 — they care whether the kit was serviced on time. In a commercial premises where you can’t afford the downtime, a live appliance warranty is worth protecting.
  • CP12 Landlord Gas Safety Records — domestic gas up to 70 kW (Gas Safe 577195).
  • Unvented hot water cylinder service records — G3 qualified.
  • Legionella risk assessments for residential and care-home premises.
  • TMV testing and certification — thermostatic mixing valves, which matter most in care homes and nurseries.
  • Heat pump commissioning certificates — MCS-accredited installs via my umbrella-scheme partner.
  • EICRs and PAT testing — with one important caveat, below.

A straight word on EICRs & PAT

Why I won’t quote these as a fixed fee.

I’m qualified to do both. What I won’t do is quote them at a fixed price per property or per appliance — and it’s worth a minute explaining why, because it’s in your interest.

A proper EICR on a property with no previous paperwork means testing every circuit, every accessory, every accessible cable run — not sampling a few and signing the rest. A proper PAT test means actually testing the appliances, not sticking labels on them. The fixed-fee market has pushed prices to a point where the only way to hit them is to skip checks and sample. That’s a fire risk I won’t put my name to.

So I charge by the hour for EICRs and PAT testing. I’m not the cheapest. I’m the option you want when the certificate has to mean something — an HMO licence application, an insurance renewal that might actually be claimed against, or a CQC inspection where someone reads the paperwork properly. If price is the deciding factor, I understand, and I’d rather you went elsewhere. If thoroughness is, talk to me.

What I lead on, what I partner for

One engineer across the building — and straight about the edges.

I’m a one-engineer operation that works across every trade in the building, and for the bigger jobs I bring in specialists I’ve known and trusted for years. I’d rather be upfront about where my lines are — because knowing what I won’t take on is as useful to you as knowing what I will.

I lead directly

Across the trades

Domestic gas (up to 70 kW), heating, plumbing, hot and cold water, water hygiene, pressure boosting, refrigeration repair, AC design and install, electrical diagnostics and integration, heat pumps (air and ground source), unvented hot water, energy-efficiency assessments.

Plant rooms

Mine end to end — bar the drawings

Design, install, service and maintain plant rooms — from small school-block rooms with sub-70-kW boilers through to heat-pump rooms and multi-pump pressurisation. All the pipework, valves, controls and commissioning is my own work. The one thing I don’t produce in-house is the formal M&E and plant-room layout drawings — I work to a consultant’s, or refer you to one I trust.

Through trusted partners

Brought in when needed

CCTV drainage surveys and drain unblocking — handled by a professional plumber I work with regularly. And new-build large-development scope that sits outside my direct ticket.

I don’t do at all

And I’ll say so up front

  • New ventilation installs (I’ll fault-find and repair; new installs go to a specialist).
  • Commercial catering gas appliances (catering ticket lapsed).
  • Commercial gas boilers above 70 kW (commercial ticket lapsed — domestic and small commercial only).

If your enquiry sits in any of those, ask anyway — I’ll tell you straight away whether I can take it on directly, deliver it through my partner network, or point you to someone better placed.

Less common, but yes

Specialist refrigeration — ice machines, blast freezers, champagne chillers.

Alongside the everyday cold rooms and display fridges, I do take on the more specialist kit — ice machines, blast freezers, and wine and champagne chillers. It’s not weekly work, and I won’t pretend it’s my bread and butter, but if you’ve got one down and you’re struggling to find someone, it’s worth a call. For the day-to-day commercial side — cold rooms, fridges, freezers and the faults I see most — see my commercial refrigeration page.

Contract clients

How a maintenance agreement works.

For care homes, assisted-living providers, HMO portfolios and commercial clients, I work to a maintenance agreement — we agree the visits and the intervals up front (usually annual gas safety, periodic boiler and AC servicing, water-hygiene checks and a look over the plant room), and I’m on call for breakdowns during working hours, Monday to Saturday, 7am to 7pm. If the heat or hot water drops out somewhere with vulnerable residents, I’ll usually be with you inside the hour.

Out of hours — the straight version

I’d rather tell you the truth than sell you a fantasy.

If the phone rings in the evening and I’m awake, I answer it. But after 11:30pm and before 6:30am my phone is on do-not-disturb, because the next day’s work has to be done properly and that needs sleep. If you’ve got a vulnerable resident with no heat at midnight, the real answer is this: leave a voicemail, I’ll see it at 6:30am, and you’ll be my first call of the day. Anyone promising they’ll be at your door at 2am for the price of a maintenance contract isn’t being straight with you. I’d rather give you the truth.

For genuinely critical out-of-hours failures — a flooded plant room, total gas isolation, suspected carbon monoxide — call the National Gas Emergency Service on 0800 111 999. They have the resources to attend immediately. I don’t, and I won’t pretend otherwise.

Geographic coverage

Where I work, and how travel’s charged.

Bedfordshire, Hertfordshire, Buckinghamshire and Greater London. For contract clients in my core area — Luton, Dunstable, Harpenden, St Albans, Leighton Buzzard, Hitchin, Hemel Hempstead — travel is included in the contract. Outside that, driving from Luton to Dartford or Heathrow is paid time, so it’s quoted before the work starts. No surprises on the invoice.

Insurance & warranty

Covered, and backed.

  • £5 million public liability — certificate available on request.
  • 24-month workmanship warranty on all installation and repair work.
  • 7–12 year manufacturer warranties on boilers and heat pumps installed through accredited schemes (Vaillant, Ideal, Viessmann, Intergas, Mitsubishi, Grant).

Talk to the engineer.

If you look after a care home, an HMO, a portfolio, a clinical practice, a pub or restaurant, or a commercial building — and you’re tired of contractors who don’t really understand what they’re signing — give me a call. You’ll talk to me, not an office.
