Building services, Luton: one engineer for the work your building actually needs.
Building services, Luton and beyond — I’m a one-engineer Luton firm serving homeowners, landlords, property managers and care providers across Central Bedfordshire, Hertfordshire and Buckinghamshire. I cover the work most buildings actually need: heating, plumbing, gas, air conditioning, heat pumps, electrical, and the analytical and compliance work that sits behind getting these systems right. The person who quotes the job is the person who does it.
One engineer who shows up, knows the work, and sees it through
Most jobs I carry out directly — one engineer who turns up, knows the work, and sees it through. For larger projects I bring in trusted specialists I’ve worked alongside for years, so no job is too big and you always know who’s doing what. No sales rep, no separate surveyor, no stranger turning up to fit it. I hold the registrations that matter — Gas Safe (577195), F-Gas (FGAS2002910), WaterSafe through CIPHE (00047447) and IGEM Licensed Gas Technician (175195) — and keep my site-safety tickets (SMSTS, CSCS, IPAF, First Aid at Work) current so I can work properly on regulated premises and managed sites.

Heating & boilers
Boiler repair, servicing and replacement, factory-trained on Vaillant, Worcester Bosch, Ideal and Intergas — so I can register their extended warranties (7–12 years) on what I fit. Plus underfloor heating and controls (Nest, Hive, Tado, Honeywell, KNX). Boiler repair → · Vaillant · Worcester · Ideal
Heat pumps
Air-source installation, and repair and servicing of any make — factory-trained on Daikin, Mitsubishi Electric, Mitsubishi Heavy Industries, Vaillant, Viessmann, Ideal and Grant. Ground source repair and service too. Heat pump repair & installation →
Powerflushing
Diagnosis-led, thermal-imaging surveyed, radiator-by-radiator, with a magnetic filter and inhibitor fitted so it shouldn’t need doing again. Powerflushing →
Air conditioning
Installation, servicing and repair of domestic and small commercial systems — trained on Daikin, Mitsubishi Electric and Mitsubishi Heavy Industries, with cooling loads calculated properly rather than guessed. Air conditioning →
Commercial refrigeration
Service and repair of cellar cooling, cold rooms and commercial refrigeration — F-Gas certified, with the same diagnostic approach I use across all refrigerant systems. Commercial refrigeration →
M&E design & calculations
Room-by-room heat loss for sizing boilers, heat pumps and radiators; cooling-load calculations for air conditioning; system reviews with costed, measured advice. Work most one-engineer operations don’t touch. M&E design & calculations →
Legionella & water hygiene
Legionella risk assessments for landlords, care providers and commercial premises — a legal requirement under the Health and Safety at Work Act and ACOP L8 — with any remedial work carried out by the same engineer. Legionella & water hygiene →
Gas & landlord safety
Gas Safe registered and an IGEM Licensed Gas Technician. Current tickets cover boilers, water heaters, gas fires, cookers and pipework up to 70 kW (domestic): landlord gas safety certificates (CP12), leak detection, appliance servicing, installation and repair. Commercial & regulated work →
Electrical
Fault-finding and diagnostics, breakdowns and repairs, single-circuit installations (extra sockets, dedicated circuits, outdoor power, EV charge points), EICRs, PAT testing, heating controls, home automation and KNX. Electrical services →
Plumbing
WaterSafe-registered through CIPHE, so the work is compliant with the Water Supply (Water Fittings) Regulations. Leak detection and repair, pipework, water pressure boosting, bathroom installation, and hot and cold water systems.
Diagnostics & analysis
Calibrated thermal imaging runs through most of my diagnostic work — finding overheating electrical components, locating leaks and blockages in underfloor circuits, tracing thermal bridging, and spotting hidden faults in ventilation and refrigerant systems. I also fault-find and repair existing ventilation (measuring air-change rates with calibrated anemometers), service existing solar thermal hot water systems (Level 3 qualified), and provide Level 3 energy-efficiency analysis for gas- and oil-fired heating — the difference between guessing where a fault is and seeing it.
For landlords, care providers & property managers
A large part of my work is recurring maintenance and compliance for HMOs, rental properties, care homes and assisted living facilities. The credentials that matter for regulated and managed environments:
- Gas Safe registered (577195)
- F-Gas certified (FGAS2002910)
- WaterSafe registered through CIPHE (00047447)
- IGEM Licensed Gas Technician (175195, elected May 2020)
- SMSTS (Site Management Safety Training Scheme)
- CSCS card holder
- IPAF certified for mobile vertical (3a) and mobile boom (3b) — competent to work at height
- Level 3 First Aid at Work
For care providers, that means I can attend site without the usual paperwork delays, work safely on managed premises, and deliver the annual gas safety, periodic legionella, 5-yearly EICR and PAT testing schedule that CQC and the Health and Safety Executive expect to see — alongside the reactive work (heating breakdowns, plumbing repairs, AC servicing) any building needs. If you manage a portfolio, a care home, an assisted living facility or a small commercial premises and want a single qualified contact for heating, gas, plumbing, electrical and compliance, get in touch. There’s more on my Commercial & Regulated Properties page.
Clear pricing, properly warranted
No surprise bills
Fixed-price quotes for defined projects — the price I quote is the price you pay, materials and labour included. Hourly work (breakdowns, diagnostics, smaller jobs) is charged at a rate agreed before I start, plus materials. Maintenance contracts for landlords and care providers are priced per property or per visit, whichever suits.
24 months, plus manufacturer cover
Every job I carry out is covered by a 24-month workmanship warranty. On equipment I install where I’m factory-trained, the manufacturer’s extended warranty (typically 7–12 years) applies on top.
